You are going to have an obstructed water view, similar to the view from the “K” unit above. Most of the preconstruction buyers bailed. The construction loan on the project was recently acquired by Starwood Group in an FDIC auction. To the best of my knowledge, they have not given the ok to the developer to begin more closings as of yet. I was told it will be any day now. If you could buy one for around $200,000, that would be a good price. You will be able to rent your unit, and based on comparables, you could probably get $1400/mo for it.

Thank you for your response. If you are on the 20-25th floor in F loft do you have water views? I know that developer lowered prices. How are closings go. Do they have a lot of cancelations from pre construction buyers.
What do you think will be a good price to buy one. I mean f loft. Also do they allow rentals and what do you think rentals can go for. How difficult will it be to rent?

I recently took a look at a couple of F lofts for a client. They are the biggest of the 1br lofts and face east looking into Brickell. In my opinion, the views are amazing especially if you are on a high floor. I would also try to get an F loft located close to the south side of the building — you will have a view of the Espirito Santo. There are plenty of units currently available.
