Buying a pre construction condo is an attractive way to take advantage of today's low prices for those individuals that do not intend to occupy their condo unit right away. Generally the first deposit on a pre construction condo is made two years in advance of the estimated building completion date. Whether you intend to make this your home in a few years, and/or would like to benefit from further price gains in the Miami market, this is an ideal structure for you.
Developers are offering 2 payment structures to preconstruction buyers. One structure calls for 5 approximately equal payments to be made from the time of initial reservation until the time of closing (2 yrs approx). The other structure calls for a large initial downpayment of 30-40% with the balance due at closing. Pre construction condos are for cash buyers only. We would recommend purchasing your unit in the name of a corporation which would give you the flexibility to sell your interest in the corporation, and thus transfer the contract, prior to closing.
