Buying a pre construction condo is an attractive way to take advantage of today's low prices for those individuals that do not intend to occupy their condo unit right away. Generally the first deposit on a pre construction condo is made two years in advance of the estimated building completion date. Pre construction condos are purchased with a series of cash payments. The most common structure features 4 payments totaling 50% from time of reservation until the time the building is completed. The remaining 50% is due at closing. We would recommend purchasing your unit in the name of a corporation which would give you the flexibility to sell your interest in the corporation, and thus transfer the contract, prior to closing.
