The charts below are derived from Listing Data compiled by Altos Research and Miami Condo Shop and are arranged by zip code. For Example, Price refers to Listing Price and is also used in calculations for Price per Square Foot. Listing prices are helpful for understanding market dynamics, but in today's buyer's market, actual sales are taking place at a discount to these prices.

In creating our charts, we have chosen to use "Median" instead of "Average". You can think of the "Median" as being the middle number in a sequence. This is because couple of high-end or low-end properties in a single zip code will significantly skew the average. Using the "Median" will give a better description of the data set. In several charts, we have divided our data into "Quartiles". In creating the quartiles, we arrange all properties in each zip code from low price to high price then slice them into 4 pieces. The top quartile represents the top 25% of all properties and the bottom quartile represents the bottom 25%. "Quartiles" are important since it's quite possible that a specific zip code,may be trending in different ways depending on the price level in which you are buying or selling. In the graphs on the right hand side that depict the year-over-year price changes (YOY Price) we examine the top and bottom quartiles and compare it to all the condo listings.
