I recently had the opportunity to tour Icon Brickell, perhaps the most well known and definitely the largest condo development in the Downtown Miami & Brickell area. Having visited the building, I can say that it is nothing short of spectacular. The Phillipe Starck design of the entrance, lobbies, and interior spaces is what really sets this building apart from any other.
The Icon Brickell consists of around 1200 units in three towers: Tower 1, Tower 2, and the Viceroy Hotel and Residences. All three towers adjoin the building's two acre park terrace and pool deck. The Icon Brickell has a spectacular 300-foot long swimming pool divided into a wading pool, a thermal hot tub, and an olympic-length lap and recreation pool overlooking Biscayne Bay.
Living at the Icon Brickell is a lifestyle. In addition to the pool deck, there also is a 28,000 square foot spa and fitness center with whirlpool tubs, hot and cold plunge pools, a juice bar, and state of the art cardio equipment. The building also has a movie theater and billiard room as well.
One of the nicest units at the development is the 01 Line or A Type Unit in Tower 2. It is a large 3 bedroom, 2 bathroom unit located on the corner of Tower 2 with a southeast exposure of Biscayne Bay and Brickell Key. If you are looking for a 1 bedroom unit, I suggest the 07 Line or G Type Unit in Tower 2 that is around 1000 square feet and has a nice southern view. The A, B, and D units located on the eastern corner of Tower 1 are very nice as well.
At the Icon Brickell, you can choose from a variety of studio, one, two, and three bedroom floor plans. Below you can download the floorplans for units in both Tower 1 and Tower 2.
Now that Tower 1 and Tower 2 have gone back to the Related Group's lenders in a "friendly foreclosure" pricing at this development is currently very attractive. Pricing and availability does change on a daily basis, but right now the development offers:
- Studios in the $200,000's
- 1 Bedrooms starting in the low $200,000's
- 2 Bedrooms in the low $400,000's
- 3 Bedrooms in the $700,000's
The majority of the inventory is now priced between $300 and $400 per square foot.
