1800 Club Video Tour 1800 N Bayshore Drive, Miami

I recently had an opportunity to visit the 1800 Club, a new condo development located across the street from Margaret Pace Park in Miami's Performing Arts District. The 1800 Club sits right next to another condo development, Quantum. The buildings are so close that sometimes people get the two buildings confused. The Opera Tower is located south of the 1800 Club. One of the things that is so attractive about the 1800 Club is that many of the units here have direct ocean views at a reasonable price. The Arts District is still a prime area for development, as a Publix supermarket is scheduled for construction within walking distance of the building.

The 1800 Club is a full service building with valet, concierge, and 24 hour security. The building has a rather expansive pool deck which has a lounge area that overlooks Biscayne Bay. The pool deck also features a jacuzzi and several decorative plunge pools. I really liked the gym at the 1800 Club as it had floor-to-ceiling windows so you could look out onto the bay while you work out. There are also steam and massage rooms on site.

The 1800 Club is shaped like an L, with the a 3 bedroom unit sitting on the corner of the L, and 2 bedroom units sitting on the side of the L that faces the bay. The majority of the one bedroom units in the building face west and have a pool view. My favorite line in the building was the 2 bedroom, 2 bathroom 07 line that has a large private terrace and has a direct view of Biscayne Bay and Miami Beach. The view is absolutely phenomenal and cannot be duplicated by many buildings in the area.

Met 1 Miami Video Tour 300 S Biscayne Boulevard Miami

I recently visited Met 1, a new condo development in Downtown Miami. Met 1 was the first building completed in the Metropolitan Miami complex. Met 2 is almost ready for occupancy and features class A office space along with a hotel. Met 3 has not gotten off the ground yet. Met 1 is a prime piece of real estate for those who work in the Downtown area. RIght next door to Met 1 is the Wachovia Financial Center, which is home to various banks, law and accounting firms. It's not surprising that a lot of the Met 1 residents tend to work next door.

Met 1 is a full service building with 24 hour security, concierge, and parking. The amenities level features a pool and lounge area, as well as a gym. The units at Met 1 are a combination of 1 and 2 bedroom lofts and flats. The building is shaped like an L, so one side faces south and has a view of the Miami River, and the other side faces east and has a view of the Intercontinental Hotel and Biscayne Bay. In my opinion, the better view is on the south side of the building. I thought the lofts were quite nice as they featured double high ceilings in windows. They would be a great place to live as a single professional.

Infinity at Brickell Video Tour 60 SW 13th Street, Miami

The Infinity at Brickell is one of the few buildings in the Brickell area where a substantial amount of developer inventory is still available. I recently visited the building and think it remains a unique opportunity for those who are interested in purchasing a new unit. Sales in the project had been slow because the original construction loan that was made by Corus Bank was transferred to the Starwood Group in an FDIC foreclosure auction. Now that Starwood has control of the loan and has set pricing, I expect sales to pick up in the building. The Infinity is located in the heart of Miami's Mary Brickell Village and as a result, is walking distance to the supermarket, shops, and restaurants. Because of its location and the fact that there is not much new product left in the Brickell area, I would expect this building to look attractive to new condo buyers.

The Infinity, like most of the buildings in the Brickell area, is a full service building. The lounge spaces in this building are a little larger than what you would normally find in most condos. There is a party room available to residents, and the main lounge includes a billiard table, tv, and plenty of seating. The pool deck faces east, giving you a wonderful view of Brickell and the Espirito Santo. There is also a gym on site.

Although the Infinity offers a variety of one, two, and three bedroom floorplans, most of the units in the building are two level lofts. Most of these lofts are 1 bedrooms that range between 674 and 875 square feet. I thought the F type loft was a nice size at 875 square feet, it had one bedroom upstairs plus one and a half baths. The view from the F unit is quite nice on a higher floor as you face out into Brickell. In my opinion, the best unit in the building is the 2 bedroom, 3 bath C unit loft. The unit is 1,500 square feet and has 3 terraces with panoramic south west views that look out onto Brickell and Biscayne Bay.

Asia Video Tour 900 Brickell Key Drive, Miami

I recently had the opportunity to visit Asia, the newest and most luxurious address on Brickell Key. The units and the views from Asia are absolutely stunning and can be only matched by a few buildings in the Miami area, most notably the Apogee and the Santa Maria. The building has a roof shaped like a japanese pagoda and sits on wonderfully landscaped grounds. There are only 125 luxury residences here, each with their own private elevators, and standard 12 foot ceilings to make the interiors seem that much more expansive.

The main lobby at Asia is actually located up one floor from the ground level. There is a social level for meetings and social gatherings on the fifth floor. The majority of the building's amenities are located on the sun level. The sun level features the main curved pool, two whirlpools, and a resistance pool that can be used for swimming laps. There is also a wet spa & wellness center that has full cardio, free weight, yoga, and pilates facilities, and yes, the sun level does get lots of sun. Regulation racquetball and tennis courts are also located on the grounds.

The residences at Asia redefine luxury with an Asian themed twist. All the units are large, with the smallest unit being 1600 square feet. There are at most 5 units per floor, and a variety of two, three, and four bedroom floorplans are available. The kitchens at Asia feature deigned wood cabinets with Subzero refrigerators and Miele ovens. There also is a ceramic cooktop, built-in expresso maker, and wine cooler. The bathrooms have nice touches like a tv built-in to the mirror. My favorite unit was the 03 line which features four bedrooms, five and a half baths and has a wonderful north facing view of Biscayne Bay and Miami Beach. The unit is almost 4000 square feet and is a wonderful place to call home.

Epic Miami Residences Video Tour 300 Biscayne Blvd Way, Miami

I just finished taking a tour of the Epic Miami Residences and Hotel in Downtown Miami and I was impressed. The Epic sits 54 stories tall along the banks of the Miami River, where it joins Biscayne Bay. The reason why you would live at the Epic is to take full advantage of all of the comforts, services, and amenities of hotel living, while still maintaining your own private residence. The building was designed by architect Luis Revuelta who also designed 900 Biscayne Bay and this may be his best work to date.

The benefits of being an Epic Resident are almost too long to list. Epic Residents have a separate residential pool that is not accessible by hotel guests, but have access to all the hotel amenities. The hotel pool and deck is located on the 16th floor and features a wonderful view of Biscayne Bay, Downtown Miami, and the Miami River. It's a great place to relax on one of the day beds or you can rent your own private cabana. There are two restaurants at the hotel, Zuma and Area 31, as well as an Exhale mind body spa & gym for all your fitness needs. If you have a boat, there are overnight dock slips available at the Epic Marina.

At the Epic, you can find a combination of one and two bedroom units. The majority of the one bedroom units face the city, whereas the all the two bedroom units offer a view of the water. Two level townhouse units are also available on floors 3 through 14. My favorite unit at the Epic was one of the two level townhouses -- the 08 line. The lower level of the townhouse contains the main living space and a guest bedroom plus bath. There is a half bathroom in the living room as well. The upstairs features a small tv or sitting area and the master suite. One of the things that really stands out in all the units at Epic is the design of the bathrooms and the large jacuzzi tub. You can look from the jacuzzi tub right into the master suite through a large glass window. I really loved this effect.

There are a variety of floorplans available at the Epic.

Axis on Brickell Video Tour 79 SW 12th Street, Miami

I recently visited the Axis on Brickell located in the heart of Miami's Mary Brickell Village. The Axis consists of two forty story towers that are home to over 700 units. The Axis was completed in 2008 and rather than sell units at fire-sale prices, the developer decided to lease the units at attractive prices which has led to the development being almost 100% occupied. The Axis is a very popular property among all-cash investors who can purchase a tenant-occupied unit in the building in order to start earning cash-flow right away.

Due to its proximity to stores, restaurants, and the metromover, the Axis is very popular among University of Miami students. The two towers are joined by a common deck that is home to two pools. There is a larger, resort style pool and jacuzzi, and also a smaller lap pool. Depending on the time of day, residents can move from pool to pool to maximize the amount of direct sunlight they get. The Axis also features a residents lounge, game room, and theater room. All the common areas are Wi-Fi equipped and there is also a gym on site.

At the Axis you can find a variety of one, two, and three bedroom units in the two towers. In my opinion, the best units are in the North Tower facing north, or in the South Tower facing South. The 06 Line is perhaps the most sought after line at Axis. It is a 2 bedroom, 2 bath unit that sits on the South East corner of the South Tower. It has 1174 square feet of interior space and offers a wonderful view of Brickell. By comparison, the one bedroom units are only around 730 square feet. Prices at axis start at around $260 per square foot. Currently, the building is not Fannie Mae approved. The one bedroom units rent for around $1300-$1400/mo.

50 Biscayne Video Tour 50 Biscayne Boulevard, Miami

50 Biscayne in Downtown Miami is one of the few buildings built by the Related Group where developer inventory is still available. The developer units in 50 Biscayne are controlled by a partnership between the Related Group and private equity firm Lubert-Adler Partners. They purchased 120 units in the building in a transaction that was designed to end Cousins Properties' involvement with the development as they were one of the original developers.

50 Biscayne is very similar to some of the other Related Group's other developments such as the Plaza on Brickell and 500 Brickell. In my opinion, 50 Biscayne is in a better location as it sits right across from Bayfront Park and is walking distance from the American Airlines Arena. The location is great for anyone who works in the Downtown Area. On the 10th floor of the building is the amenities deck which features an infinity edge pool, party room which can be reserved, and a club room complete with billiard table, bar, and big screen tv.

50 Biscayne offers a variety of studios, one, two, and three bedroom units. All of the one bedrooms and studios face west. My favorite unit is the 05 line which is a 1 bedroom unit that is 845 square feet, the view from this line on a high floor at night is spectacular. There are no tall buildings directly west of 50 Biscayne, so at night you can see the city lights for miles. On the east side of the building, the 3 bedroom units sit on the corners, and the 2 bedroom units occupy the center portion of the facade. The 3 bedroom units are around 1800 square feet and the 2 bedrooms are around 1350 square feet. The east view is gorgeous, as you are looking out onto Bayfront Park and Biscayne Bay.

Having been in most of Miami's new condo developments, I wanted to share with you some video of 900 Biscayne Bay, which I think is one of the nicest condo developments out there, offering a level of luxury and lifestyle that is unmatched by most of the buildings in the Downtown Miami area.

900 Biscayne Bay is a 63 story building that sits across from the American Airlines Arena and Museum Park and offers amazing views of Downtown, Biscayne Bay, and Miami Beach. With the Miami Heat's recent additions of LeBron James and Chris Bosh, I expect the economic activity in this area to dramatically increase. The office and retail space in this building will directly benefit.

The amenities at 900 Biscayne Bay are top notch. The pool deck features a lap pool, zero-edge swimming pool, jacuzzi, and bar area that is great for entertaining guests. On the amenities floor, the residents lounge contains a piano bar, billiard table, library, and conference space. There is also a full service spa and fitness center. If you want a bite to eat -- there is a cafe. If you feel like watching a movie or a sporting event -- there is a theater.

The building offers an assortment of unit types that include flats, townhouses, tower units, and penthouses. The majority of the residences are tower units that come with either one, two, or three bedrooms. The buildings curved design ensures that every unit offers a view of the bay. My favorite unit in the building was the D type tower unit (06 Line) that sits on the corner of the building. It features 3 Bedrooms plus a den and 4 bathrooms. There is 2,335 square feet of interior space and a large 639 square foot balcony. The B type tower units are also nice, as they feature 1 bedroom plus a den, 2 bathrooms and have a direct view of the bay.

Marquis Miami Video Tour 1100 Biscayne Boulevard, Miami

I recently had the opportunity to visit Marquis, a new 67 story condo building in Downtown Miami located across from the American Airlines Arena and Museum Park. The Marquis is currently the third tallest building in the State of Florida and offers outstanding views of Biscayne Bay, Miami Beach, and the Downtown area. The area to the east and the west of the Marquis is currently slated for additional development which will only enhance the views and attractiveness of this property.

One of the things that sets the Marquis apart from its downtown counterparts is the fact that there is a small, 56 room boutique hotel, Tempo on the lower floors of the building. Marquis residents have access to the 8,000 square foot spa, fitness center, and restaurants at the hotel. The sky pool deck on the 14th floor is beautifully landscaped and contains an infinity edge pool that runs right to the end of the building. There are also cabanas that surround the pool.

All of the units at Marquis face the bay and have their own private elevators. The building offers a mix of single level apartments, and two level townhouses offering from 1 to 4 bedrooms. The one bedroom, two level townhouses are large 1600+ square foot apartments that feature a wonderful master suite upstairs with a wonderfully designed bathroom. The H line at Marquis is around the same size, but offers 2 bedrooms, 2.5 baths, and is only 1 level.

There are a variety of floorplans available at the Marquis.

Pricing is currently very attractive at this building with pricing for some units being below $300 per square foot.

Icon Brickell Video Tour 475 Brickell Avenue, Miami

I recently had the opportunity to tour Icon Brickell, perhaps the most well known and definitely the largest condo development in the Downtown Miami & Brickell area. Having visited the building, I can say that it is nothing short of spectacular. The Phillipe Starck design of the entrance, lobbies, and interior spaces is what really sets this building apart from any other.

The Icon Brickell consists of around 1200 units in three towers: Tower 1, Tower 2, and the Viceroy Hotel and Residences. All three towers adjoin the building's two acre park terrace and pool deck. The Icon Brickell has a spectacular 300-foot long swimming pool divided into a wading pool, a thermal hot tub, and an olympic-length lap and recreation pool overlooking Biscayne Bay.

Living at the Icon Brickell is a lifestyle. In addition to the pool deck, there also is a 28,000 square foot spa and fitness center with whirlpool tubs, hot and cold plunge pools, a juice bar, and state of the art cardio equipment. The building also has a movie theater and billiard room as well.

One of the nicest units at the development is the 01 Line or A Type Unit in Tower 2. It is a large 3 bedroom, 2 bathroom unit located on the corner of Tower 2 with a southeast exposure of Biscayne Bay and Brickell Key. If you are looking for a 1 bedroom unit, I suggest the 07 Line or G Type Unit in Tower 2 that is around 1000 square feet and has a nice southern view. The A, B, and D units located on the eastern corner of Tower 1 are very nice as well.

At the Icon Brickell, you can choose from a variety of studio, one, two, and three bedroom floor plans. Below you can download the floorplans for units in both Tower 1 and Tower 2.

Now that Tower 1 and Tower 2 have gone back to the Related Group's lenders in a "friendly foreclosure" pricing at this development is currently very attractive. Pricing and availability does change on a daily basis, but right now the development offers:

• Studios in the $200,000's
• 1 Bedrooms starting in the low $200,000's
• 2 Bedrooms in the low $400,000's
• 3 Bedrooms in the $700,000's

The majority of the inventory is now priced between $300 and $400 per square foot.
